EMPLOYMENT

Property Manager - Direct operations of four shopping centers, eight office buildings, and seven multifamily projects. Coordinate all leasing activities including tenant recruitment, qualifying, and negotiating. Regularly inspect all properties and maintain close contact with tenants. Act immediately on complaints or concerns. Coordinate and schedule maintenance and monitor all work. Provide status and financial reports to owners. Develop annual budgets and monitor adherence. Through a remodeling project, took one building from a 71% to a 96% occupancy rate. At one 80-unit luxury apartment complex, increased rents 45% over four years, while maintaining a 98% occupancy rate.

Property Manager/Building Manager—For this $25.6 million, 82-unit condominium, act as Property Manager and Building Manager. Inspect the entire property on a daily basis and immediately take care of problems. Provide day to day oversight of facility operations, building and grounds maintenance, security, safety, and owner/tenant relations.

Have played a key role in improving the efficiency of building operations, making it one of the best maintained and most desirable condominiums in Houston. Property values have increased 32% above surrounding condominiums. Responsible for preparing a $340,000 budget and presenting it to the Board. All budgets have been accepted virtually intact. Manage the yearly budget and ensure that the Association gets outstanding value for its investments in the property.

Chief Engineer And Supervisor—Oversee all maintenance, grounds keeping, and custodial functions for this 280-guest room hotel. Supervise and train a staff of seven. Ensure that all projects are completed on schedule and within budget. Supervise most repairs using in-house staff. Use outside services only for elevators, refrigeration units, and high voltage electrical boxes. Develop an annual budget for the maintenance department and utilize a monthly expenditure plan in order to stay within the budget.

Develop specifications and obtain bids for expansion and remodeling projects. Conduct final inspections of contractors' work. By developing close working relations with each contractor, obtain high quality performance. Evaluate commercial equipment and purchase major items including main air conditioners, hot water boilers, and clothes washing machines. Have saved over $20,000 per year through effective purchasing.

Planned and organized a total remodel of 90 rooms in the hotel and identified all portions which could be handled in-house. Saved thousands of dollars in labor and scheduled the project so it minimized inconvenience to guests. Supervised an additional crew of ten during the three month remodel.

Established the hotel's first preventive maintenance program. This program has reduced the number of rooms out of service at any given time from six to one and has increased revenue on those rooms by over $45,000 per year.

Revamped the work schedule to better meet the needs of hotel functions. Through better scheduling labor hours have been reduced 22%.
